Gainesville has an uniqueness unlike any other market and that is we are home to the University of Florida. Not to mention the three major medical centers; Shands at UF one the the countries leading teaching hospitals, North Florida Regional Medical Center and the Malcolm Randall VA Medical Center. Combined this creates more than 40,000 incoming and outgoing residence to the Alachua county area each and every year. Of which 74% become property owners. That alone has been a major factor as to why we have not experienced such a major decline in the Real Estate market.
Now that you agree its time to buy, now what do I need to do?
You need to contact a Realtor and a Lender. The 2 most important calls you will make are to the people that are going to help you find the perfect home and assist you in obtaining the financing. Ask those you trust, "hey, who helped you find the home your in?" or don't hesitate to interview several Realtors. You must feel comfortable and have a sense of trust that this is the right fit for you. Chances are you will be working with the Realtor for at least the next 3 months minimum from start to finish. Next, the same logic goes for the lender that you choose. After all this is the person that ultimatly assists you in obtaining your dream home. You also want the Realtor and Lender to have a good repoir and open line of communication as to make the process as smooth as possible. Just as you may have interviewed several Realtors, you may have to do the same with lenders as well. If a lender tells you that you do not qualify for a mortgage or your credit score is too low, all is not lost! Try another lender. Their underwriting guidelines may differ from the bank that just said NO!
